We have a lot of buyers who have cash and employment but need help qualifying for the rest of the loan. Instead of our buyer going to a bank to get a loan we temporarily make you their bank. We structure an owner finance transaction between sellers and buyers and our mortgage broker works with the buyer over a period of time to get them a bank loan. 

Once the buyer is in a position to get a bank loan the property is refinanced and your mortgage company receives 100% of their funds (and you receive your equity if you have any), the buyer receives long-term, fixed financing and we can typically reduce their monthly payment, and that is also when we make the majority of our money.
 
We have a database of buyers so we might already have a buyer for your property and could literally sell it in a weekend. If we don’t have a buyer for your particular property in our database it typically takes us 30-60 days to find one.
 
All of our buyers go through an underwriting process with a Registered Mortgage Loan Officer at VIP Mortgage (817-514-0110 x211). That process includes gathering and reviewing Buyer’s:
 
  • Bank statements for the past 2 months
  • 2 years tax returns
  • 2 most recent check stubs from employer
  • Credit report
  • 1003 mortgage application
  • Debt-to-income ratios
